Q: How do I choose a Home Inspector?
A: Call up and ask about their credentials and experience. If for some reason you don’t feel comfortable asking this of the inspector when speaking with them on the phone then how will you feel asking questions at the inspection. Q: Can A House Fail The Inspection?
A: No. A professional home inspector does not issue a pass or fail grade on a home. A professional home inspection is an examination of the current condition of the prospective home. The home inspector will describe the physical condition ofthe home and indicate what may need repair or replacement.
Q: When Do I Get The Report?
A: At the completion of the inspection our inspector will provide you with a computer-generated report either at the site via CD or through download from FetchReports.com.
Q: What Kind Of Report Can I Expect?
A: Our computer-generated report can be 10 to 30+ pages in length-all dependent on the findings. The Property Inspection Report will give easy to read details on:
* The general condition of the home from the foundation to the roof.
* How well the appliances and other major systems work.
* Major and minor deficiencies.
* Suggestions to remedy deficiencies.
* What to watch out for.
Then the inspector will review the report with you to make sure that you understand everything.
Q: When And How Do I Schedule A Home Inspection?
A: You generally have between seven and ten days after the sellers the contract to get a home inspection. We would advise you to call us as soon as you sign a contract on the prospective home. This will ensure that you can get the inspection done at a time that’s most convenient for you.
When you’re ready to schedule your inspection just, give us a call. We have schedulers on staff to assist you and it’s no problem if you need your inspection on the weekend.
Q: How Much Does An Inspection Cost?
A: The price of the inspection varies based on the size of the home. Larger homes take longer to inspect, hence the fees for these homes are greater than those for a smaller home. However, don’t let the price of the inspection determine whether or not you get a home inspection or the selection of your home inspector. The knowledge gained from an inspection is well worth the cost, and the lowest priced inspector is not necessarily a bargain. The inspector’s qualifications, including his experience, training, and professional affiliations should be the most important consideration.
Q: How Do I Pay The Inspector?
A: At the conclusion of the inspection payment is due. We accept personal checks, cash, VISA and MasterCard. If you are unable to attend the inspection, we ask that you furnish us with your credit card information when scheduling your appointment. Your card will not be charged until the inspection is complete.
Q: What will the inspection cover?
A: A thorough Inspection covers everything from top of the chimney down, but here is a partial list: the exterior grounds, grading, water management, foundation, exterior trim – fascia – soffits, doors, windows, roof and gutter system. All visible framing, slab work, interior foundation, HVAC systems and ductwork, attic framing – insulation – ventilation, the electrical system starting with the panel, the entire plumbing system, mechanical systems, and appliances. Q: How long will the Inspection take?
A: Most Inspections take about three to four hours. These times may vary depending on the size, age & condition of the home.
Q: Should I be present during the Inspection?
A: We love it when our clients accompany us on the inspection, but admittedly it does slow us down. We do not allow clients on the roof or to walk the attic due to safety concerns. We take lots of photos so even if you are not by our side we can show you what we found and then discuss why it is of concern. We recommend that you be present at the home at least during the last hour of the inspection so we can go over the findings and answer any questions you might have. And please let us know if there is something of concern that you want us to pay special attention to.

Also note that anyone you pay for inspecting your home must be licensed and in good standing with the State of Texas Real Estate Commission.
